Burger King to Rise from Demolished AA Buffet in Northeast Albuquerque

Closed Restaurant Demolished to Make Way for Northeast Albuquerque Burger King

Brad Allen had his sights set on the corner of Juan Tabo and Lomas boulevards in northeast Albuquerque more than 20 years ago.

Allen and his former business partner Roger Cox acquired the site on the southeast corner in November 2000 because of high traffic counts and visibility. In a few months, that corner will be home to a new Burger King location. First, the former AA Buffet Grill and Sushi, which had been closed for more than a year, had to be demolished to make way for the fast-food restaurant.

“You’ve got the high school right there, the proximity to the interstate, a really good intersection. … [Burger King] has continued to reinvent themselves a little bit through new offerings,” said Allen, a principal of Allen Sigmon Real Estate Group. “[In] 2021 Burger King is a great tenant to have.”

Allen worked with Clayton King of King Capital Commercial Real Estate to bring in Burger King franchisee Tom McCollum on the deal. As the landlord, Allen said he’s doing a ground lease with Burger King, delivering the land without the building on the site.

After signing a lease with Burger King in August 2020, Allen expected the project to kick off in the spring. Delays pushed the razing of the AA Buffet Grill and Sushi until last month. Vertical construction of Burger King has not started. Once it does start, Allen said the buildout could take 120 days.

A building permit application for a new building at 880 Juan Tabo Blvd. NE was filed by McCollum in January. The permit application remains in review by the city of Albuquerque as of Monday.

The size of the restaurant will also look different. AA Buffet Grill and Sushi was about a 12,000-square-foot building while the Burger King will be just about 2,000 square feet. Allen said that can bring added visibility to the rest of the Manzano Shopping Center, which is anchored by Crunch Fitness.

One aspect Allen wanted at the site was a drive-thru. He said restaurants with drive-thrus were a few of the winners throughout the Covid-19 pandemic. This Burger King will have a double-lane drive-thru.
